General terms
1. TERMS OF PAYMENT
Your arrival is expected in more than 30 days: you must pay 30% of the total amount in advance after booking. The balance must be paid 30 days before your arrival.
If your arrival is less than 30 days away: you must pay the full amount of your stay.
2. OBLIGATIONS OF THE TENANT - SECURITY DEPOSIT
The tenant is obliged to use the accommodation as a good father of the family and to use the premises peacefully, without causing a nuisance to the neighbours. He/she must use the accommodation in accordance with the purpose for which it was provided in the rental agreement.
No deposit is required. However, in the event of damage, excessive soiling or non-compliance with obligations observed on departure, compensation will be requested by the lessor.
On arrival, the tenant must check within 2 hours that the 3 remote controls (TV, air conditioning and LED lights) + swimming pool access card and hairdryer are present. After 2 hours, the lessee will be held responsible for any loss or damage to these items.
End-of-stay cleaning is included. However, in the event of excessive and inappropriate soiling, you will be asked to pay the sum of 50 euros.
It is strictly forbidden to smoke inside the flat.
It is strictly forbidden to use candles or any other object that could cause a fire.
It is strictly forbidden to leave the accommodation permanently without the presence or agreement of the host.
On departure, guests are asked to leave clean crockery in order.
Please do not leave any rubbish in the flat.
It is your responsibility to make sure that the doors and windows of the flat are closed when you leave to avoid any theft of the property or your personal belongings (we will not be held responsible in the event of theft).
If you smoke on the balcony or walkway, please use and empty the ashtray provided (it is strictly forbidden to throw or crush cigarette butts on or over the balcony or walkway).
The set of keys consists of 1 key.
In the event of loss of the set of keys, a flat-rate charge of 40 euros (inc. VAT) will be deducted from the security deposit to replace the keys and remote controls.
3. OBLIGATIONS OF THE LESSOR
We honour all our reservations. If the booking is cancelled by us, this will be due to a major imponderable (fire, major damage, water damage or any other disaster). In this case, you will receive a full refund of all sums paid. We will not be held responsible and no compensation can be claimed from you.
The owner is obliged to provide the tenant with clean accommodation in good general condition, in accordance with the description of the accommodation. Throughout the term of the rental agreement, the landlord must carry out any repairs that may become necessary.
The landlord is obliged to maintain the property in a state fit for the purpose for which it was rented.
The owner is obliged to ensure the peaceful enjoyment of the property.
The landlord is obliged to guarantee the tenant against any defects or faults in the property that prevent its use, even if the landlord was unaware of these at the time of signing the rental agreement. If the tenant suffers a loss as a result of these defects, the landlord is obliged to compensate the tenant.
4. ARRIVAL AND DEPARTURE
Arrivals are possible from 15H00.
Departures must be before 10.00 am.
5. INTERNET ACCESS
The hirer undertakes not to use Internet access for the purposes of reproducing, representing, making available or communicating to the public works or objects protected by copyright or by a related right, such as texts, images, photographs, musical works, audiovisual works, software and video games, without authorisation.
Internet / Wi-Fi access is included in the rental price. The lessor cannot be held responsible for any temporary interruption of the Internet service due to the access provider or any other cause beyond its control. No refunds or commercial discounts will be made in the event of unavailability of network access.

Cancellation
You must pay 30% of the total amount if you cancel after booking.
The full amount must be paid if you cancel within 30 days of arrival.
No refund will be given for any interrupted or shortened stay, for whatever reason.
