One of them is Nathalie Pirlet, manager of Immo-Cap, one of the village’s best-known agencies.
We wanted to interview her to understand her journey, the reality of the naturist market, and tomorrow’s real estate challenges.
Before we talk real estate, she’s first and foremost a personality: well-known, respected, and deeply rooted in village life.
Her name comes up regularly when people mention:
local knowledge,
understanding the residences,
the stability of the local market,
and support for owners.
In this interview, she looks back on her story and Immo-Cap’s journey.
Immo-Cap: an agency deeply rooted in the village
About her background and the story of Immo-Cap
I’ve worked in real estate for many years, and I’ve always had a special connection with the Naturist Village. Immo-Cap was born from a simple need: to offer a local, close-at-hand presence for owners and buyers in a market where on-the-ground knowledge is essential. At first, we were a small operation… then, over time, demand grew—and so did the agency.
The village is a unique place, with its own way of operating, its own clientele, and an atmosphere you won’t find anywhere else. To properly support owners, you have to understand these specifics. That human dimension has always appealed to me. And following the village’s day-to-day evolution is fascinating: it’s like working in a living microcosm that never stops reinventing itself.
Immo-Cap has evolved alongside the village. Owners’ expectations have changed, the clientele has diversified, and properties have become more modern. So we adapted our services: more advice, more support, more transparency. Today, we’re a recognized agency known for our close relationship with clients and our on-the-ground expertise.
About the naturist village and how it works
It’s a market of its own. Everything is different: how residences are managed, seasonality, an international clientele, village-specific regulations… You can’t work there like in a traditional real estate market. You need to understand its codes, rhythms, expectations, and know how to adapt.
They don’t always grasp how important the exact location of the property is within the village, or the role of the residences, or the significant differences between high and low season. They also discover that naturist guests have very specific expectations in terms of comfort, welcome, and privacy.
The naturist market is built around an experience above all. The accommodation isn’t just a place to stay: it’s a gateway to a lifestyle. Here, buyers are often looking for a place where they feel comfortable and aligned with the village spirit. That influences demand, how properties are presented, and their value.
About the local real estate market
It has clearly become more dynamic. The village attracts new profiles—young people in particular—often looking for a profitable investment or a summer pied-à-terre. Renovated, modern properties sell very quickly. The market has gained in quality and appeal.
Well-renovated studios and one-room apartments remain safe bets. But we’re also seeing growing interest in apartments with great terraces or open views. Demand is strong for turnkey properties, tastefully decorated.
Yes, definitely. The village has international visibility and benefits from a strong season that allows for good occupancy rates. Many investors see the potential of a very active niche market.
Take the time to understand how the village works internally. Carefully assess the residence, the location, the exposure, and above all the real rental potential. And prioritize renovated properties, or those with real room for added value.
About the relationship with owners
Our role is to be there at every step: valuation, positioning the property, renovation advice, putting the file together, viewings, signings… We work transparently and with a lot of guidance, because every project is unique.
The main mistake is underestimating the importance of presentation. In the village, first impressions are decisive. Another common mistake is listing at a price that’s disconnected from the real market. Here, the right price always works better than overpricing.
A clean, modern, well-equipped place—but above all, welcoming. Naturist travelers are looking for somewhere they feel good right away. Well-designed terraces, modern showers, and air conditioning have become must-haves.
About naturist seasonal rentals
High season is extremely intense and concentrated. So the property has to be flawless from day one. Every detail matters. Guest logistics and turnover are also a real challenge for those managing from a distance.
Offer an impeccable, updated property with a current style. Adjust rates depending on the period. Be responsive to inquiries. And take care with the photos: in the village, they’re decisive.
Comfort, peace and quiet, good bedding, effective air conditioning, a pleasant terrace. And above all: a professional, respectful, and caring welcome.
About the future of the naturist village
I’m optimistic. The village continues to attract people and modernize. Its international reputation isn’t fading. The residences are evolving, owners are upgrading their properties, and demand remains strong.
Ongoing modernization of the residences, more consistency in renovation work, more enhanced shared spaces… And preserving the village’s unique character, which must be protected.
Yes—a more varied clientele, sometimes younger, more international, often looking for a high-quality naturist setting. It brings a fresh energy to the village.
About her role and personal vision
Human connection. Every meeting is different. And working in such an unusual place always keeps an element of surprise. It’s a lively, endearing environment.
Closeness, honesty, transparency, and support. We don’t just sell properties: we support life projects.
The loyalty of owners, the relationships built over time, and the fact that I’ve contributed, in my own small way, to the evolution of a unique place in France.
